£110m Love Lane scheme secures go-ahead

Liverpool councillors give unanimous consent to £110m mixed-used development in the city’s northern docklands that will comprise 507 apartments across four blocks. Tony McDonough reports

Sourced Development Group and Network Rail want to build 507 apartments in north Liverpool

 

Liverpool City Council’s planning committee has given the green light to a £110m project that will see 507 new apartments built in the city’s Ten Streets district.

Councillors offered unanimous backing for the scheme brought forward by Liverpool developer Sourced Development Group and Network Rail. It is located in Love Lane, next to the Merseyrail line and between the city centre and Everton FC’s new docklands stadium.

This development will comprise four blocks, three on Love Lane and one at Pall Mall. The blocks will rise in height from seven storeys at the front to 10 to 11 storeys to the rear.

It will include a mix of 147 one-bedroom, 330 two-bedroom, and 30 three-bedroom apartments, all for sale, with 145 designated as ‘affordable’. This means they will be sold at no more than 80% of the local market rate.

Although the plans would see the demolition of a number of vacant buildings the developer says disused railway arches will be utilised to create 10,000 sq ft of new commercial space.

When the plans were first unveiled in August 2023 consultancy WSP drew up a planning statement which claimed Liverpool City Council’s planning team was “supportive of the development proposals”.

Officers had recommended approval for the scheme and councillors voted in favour at a meeting on Tuesday. The report had said: “The proposal would complement the residential development approved on the adjacent plots.

“The proposal would create a positive street frontage to a large section of Pall Mall and Love Lane and improve the pedestrian environment linking the city centre to areas further north.

“The application takes account of the sensitivities of neighbours in its layout and environmental considerations.”
