New residential development launched by Moorfield at former HMRC tax office

A former customs and revenue office is being transformed into a stunning residential development on the iconic Liverpool waterfront.

“The Keel”, located at Queens Dock, will provide 240 luxury waterside apartments, which will be available to rent from early Autumn 2015.

The one-time office for Her Majesty’s Customs and Revenue is being converted with circa. £30 million of investment to private rented sector (PRS) apartments by investor Moorfield Group (Moorfield), on behalf of the Moorfield Real Estate Fund III (MREFIII), with development partner Glenbrook Property.

Built in 1993, the former HMRC base once held over 1,500 employees, and was one of the first new-build offices in the city, helping to start the renaissance of the waterfront.

The Keel offers a new approach to private renting in the Liverpool market because the entire development is owned and managed by a single entity, rather than by many different private landlords. Tenants will benefit from professional on-site property management and a 24-hour customer help service, meaning quality and management, both short and long term, can be controlled and enhanced.

A choice of one, two or three bed apartments and studios will be available to rent, either furnished or unfurnished. Surrounding a private central quay and overlooking the River Mersey, all apartments enjoy an abundance of natural light, with striking waterside views from every façade.

The apartments have spacious bedrooms and living areas, come with fully integrated kitchens and premium bathrooms, and are fitted to the highest quality specification.

An on-site residents’ only gym, concierge, 24-hour security, waterside terraces, on-site cycle and car parking, and high-speed broadband are all also available, as well as secure storage for tenants’ belongings.

Charles Ferguson Davie, Chief Investment Officer at Moorfield, said:

“Liverpool’s waterfront has witnessed a significant revival over recent years and The Keel is the perfect new addition to the regeneration of the area, creating a landmark asset for the City Centre and part of a larger strategic move into the purpose-built private rental sector for funds managed by Moorfield.”

“From the high quality interiors to the spectacular views throughout, The Keel will provide unique rental accommodation just a stone’s throw from the vibrant City Centre. The single landlord combined with a dedicated on-site management team will give tenants guaranteed peace of mind that there is always someone on hand to assist.”

Ian Sherry, Director of Glenbrook Property said:

“The Keel is one of the City’s most spectacular new residential schemes and we are extremely excited about opening the doors to unveil what we and Moorfield have created here – it’s a far cry from the old interiors of the former tax office!”

Deputy Mayor of Liverpool, Councillor Ann O’Byrne, said:

“This development has secured the future of a landmark building on the city’s waterfront and is a welcome addition to the rented accommodation sector in Liverpool.”

The Keel show apartment will be open Monday to Saturday and is located on the ground floor on the northern side of the development, accessed via Kings Parade.
