Developer Total brings 45,000 sq ft of new business space to the market with the completion of two units close to the River Mersey. Tony McDonough reports
Total Developments has announced the completion of two industrial/logistics units close to the River Mersey.
With demand for logistics space intensifying following the launch of the LCR Freeport, Total has delivered 45,000 sq ft of space at Gorsey Lane in Widnes. The units comprise 20,346 sq ft and 24,706 sq ft.
Each building has a large, dedicated yard and separate car parking. Total Park Widnes sits around a mile east of Widnes town centre, linking directly to the A562 Fiddlers Ferry Road and A557 Eastern By-pass, within five minutes’ drive from Junction 7 of the M62.
Legat Owen, LM6 and B8 Real Estate are instructed as joint letting agents.
Matt Pochin, director at Legat Owen, said: “High-quality, new buildings on well-connected sites such as this are in short supply and much more are needed.
“As a location this offers great connectivity to all key parts of the North West and beyond. There’s a particularly strong story with the significant letting achieved by Mirastar at Gorsey Lane to NH Supply Chain (393,000 sq ft) and Kammac (257,500 sq ft).
“With practical completion reached and unit 1 already under offer, we are confident lettings will follow. We look forward to showing occupiers the opportunities that exist for them here.”
It has been a busy few days for the Liverpool city region ‘big shed’ industrial property market. Late last week Parkside Regeneration submitted detailed plans for phase one of its £100m development at Newton-le-Willows.
Parkside Regeneration, a joint venture between St Helens Council and developer Langtree, is looking to transform the former Parkside colliery. Pre-construction work on the project began in summer 2022.
Subject to approval, work will begin to secure a main contractor to deliver the first phase. This will include two speculatively built units of 367,700 sq ft and 198,100 sq ft.
At the end of May LBN reported that a new business park is to be created at Ellesmere Port after the final piece of funding for the project was secured.
Acting for the owner of the site, Legat Owen has secured a £9m loan from the Cheshire & Warrington Development Fund and Northwest Evergreen 1 Fund and a grant of £2.7m from the Cheshire Science Corridor Enterprise Zone.
With funds from the owner already in place it means work on Vortex Business Park, a multi-let industrial estate off Newbridge Road, can now begin. It will comprise five units with sizes ranging from 15,000 to 107,000 sq ft.
