Liverpool’s most successful co-working workspace venture, Avenue HQ, is to open a another facility at No 4 St Paul’s Square in the heart of the city’s commercial district.

Avenue HQ launched at Mann Island on the waterfront in 2017 and was named National Coworking Space of the Year at this year’s IPSE Awards – beating 7,000 other spaces across the UK. It also operates a base in Leeds.

Avenue HQ will move into 23,000 sq ft across two floors at No 4 St Paul’s Square in early 2019 and Andrew Owen of Worthington Owen, joint agents for the building along with CBRE, said the letting was a “real coup” for the grade A building.

“Avenue HQ is the number one co-working space in Liverpool and so this letting reaffirms No 4 St Paul’s status as the most dynamic business hub in Liverpool city centre.

“The building is already home to a number of fast-growing businesses including MSB Solicitors and Gas Tag. We look forward to welcoming Avenue HQ and its tenants and we will sure they will thrive at this fantastic location.”

No 4 St Paul’s was acquired by Aberdeen Asset Management in early 2017 in a deal worth £18.7m and it has since being transformed into one of the most sought-after addresses in the city with a major emphasis on collaboration and wellness.

Three professional firms have signed up for office space in the last few months – planning consultancies Gleeds and Pegasus and wealth management first Pavis. They join other professional firms such as banking giant Santander and insurance firm Marsh.

The new Avenue HQ facility will provide private offices varying in size, a range of event spaces and meeting rooms, as well as a coworking hub and cafe.

Matthew Kennedy, chief executive of Avenue HQ, said: “We are delighted that the success of our flagship site at Mann Island has enabled us to expand within Liverpool, and especially into such a beautiful building.

“Mann Island is at capacity, so to have a second facility in the centre of the commercial district will now allow us to bring many more people into the Avenue HQ community. Businesses in the city are embracing flexible working, and we are pleased to be at the heart of that.

The nature of work is changing, and the culture at Avenue HQ is focused on providing our members with the best possible environment to ensure they get the most out of their working life. Our Mann Island site has enabled this for hundreds of businesses, and we look forward to this continuing at St Paul’s Square.”

As well as hot-desks, private offices and communal events, the building will bring a cafe and bar offering, catering for the thriving wider business scene around St Paul’s Square.
