City council’s housing company Foundations to build 107 new homes in West Derby

Birkenhead-based housing developer Lovell Homes has submitted a detailed planning application on behalf of Foundations to build 107 homes in the Yew Tree area. Tony McDonough reports

More than 100 homes are to be built in West Derby under Liverpool city council’s ‘ethical’ housing company Foundations.

Birkenhead-based housing developer Lovell Homes has submitted a detailed planning application on behalf of Foundations to build 107 homes between Denford Road, Ackers Hall Avenue and Dunchurch Road.

They will be delivered in two phases, subject to planning consent, and will comprise 56 two-bedroom homes, 43 three-bedroom homes, four four-bedroom homes and four two-bedroom bungalows.

Affordable housing

Foundations is a £500m project that aims to build 10,000 affordable new homes across the city over the next few years, “revolutionise” the rent-to-buy sector and drive up council tax receipts.

It is looking to improve the availability of affordable homes in the city. It will also be building homes catering for specific groups including foster carers, large families, the elderly and people with a disability.

Some of the new homes will be designed to Lifetime Home standards and are earmarked for an empty piece of land previously occupied by a city council housing estate.

Spacious places

Frank Hont, chair of Foundations, said: “These proposals are the first of a number of housing projects that Foundations will be delivering over the coming years, creating modern and spacious places to live and helping to transform communities across our city with quality, affordable homes.

“As we continue to move forward with our plans, we’re looking forward to working closely with the surrounding community to make this scheme a great success and create real change for the Yew Tree neighbourhood.”

Final proposals

If approved, the Lovell Partnership construction team aim to start construction by January 2019. The first phase of homes would be built by 2020 and the second phase by 2022.
