Developer sees 2023 pipeline grow to £3m

A joint venture property business set up by two entrepreneurs to create a new hotel in Liverpool lines up £3m of projects for 2023. Tony McDonough reports

Edwards Winters Developments (EW Developments) has secured a development pipeline of £3m for 2023 after completing a Liverpool hotel project.

Launched in 2017, EW Developments was set up by James Winters, founder of electrical engineering company M-Tech, and Rob Edwards, structural engineer and director of R&R Design Services.

They joined forces to transform an abandoned bar in north Liverpool into a luxury hotel. The Phoenix Hotel has proven popular with football fans due to its close proximity to both Anfield and Goodison Park.

Willow Smith, pop star and daughter of Hollywood legend Will Smith, booked out the entire hotel during her recent stay in Liverpool.

Following this success, EW Developments has secured a deal for a further 19-room build, The Phoenix Hotel Pods will be located on Vauxhall Road. 

James said: “We completed The Phoenix quickly and were pleased with the outcome of the project, delivering affordable luxury, which has become the staple of the brand.

“With my background with M-Tech in mechanical and electrical services, and Rob’s in architecture and structural design, we were a match made in heaven.

“Our first job outside of The Phoenix was a £15,000 single storey extension in Litherland. Now, just two years later, we are anticipating £3m worth of work in 2023.”

EW Developments is currently engaged on a hotel extension in Liverpool city centre, 26 new build houses in North Liverpool, an award-winning church conversion in Wavertree and the regeneration of Cavern Walks in Mathew Street.

They are also in talks over new build houses in the city centre and further church conversions after their success in Wavertree.

“The beauty of these projects, such as the church conversion, is that Rob goes in at level one with the designs,” added James. “It is therefore a natural progression as EW Developments remain with you from day one until your key goes into the lock.

“We design it, we build it, we finish it. We’re in the details early on. M-Tech also does the maintenance and aftercare from mechanical and engineering perspective afterwards.

“It is a smooth process and we now have a track record of consistently delivering excellence, whether it being on our own project or as a contractor.

“It is an exciting time for EW Developments and M-Tech and we are always looking for further opportunities to expand, whether it be in Liverpool or beyond if the right opportunity arises.”
