Developer wins consent for 220,000 sq ft project

Developer secures planning consent for a new 220,000 sq ft distribution facility in Knowsley. Tony McDonough reports

Huyton 220 will be a 220,000 sq ft warehouse in Knowsley

 

Property agency JLL’s planning team has won consent for a major new warehouse development in Huyton.

Acting on behalf of Linden Hill Capital Management, JLL secured consent from Knowsley Council for Huyton 220, a 220,000 sq ft warehouse and distribution facility that is located within the Liverpool City Region Freeport zone.

Freeports are designated zones where normal tax and customs rules do not apply. Imports can enter with simplified customs documentation and without paying tariffs.

Huyton is already home to several high-profile logistics occupiers including Parcel Force and Home Bargains.

Huyton’s wider £200m town centre regeneration programme is also set to bring new homes, commercial offices and community spaces alongside an estimated £50m per year in local economic activity.

Huyton 220 will benefit from strong transport links with immediate access to both the M57 and M62.It will also be 25 minutes away from the Port of Liverpool which handles 45% of the UK’s trade from the US.

A spokesperson for Linden Hill Capital said: “Huyton 220 has been designed for a future world of automation, AI, and sustainability.

“With 18m eaves, roof reinforcement capable of supporting a full coverage solar array and scope for a HQ quantum of office space – there is only one choice in the NW Big Box market to drive operational profitability and network competitiveness.”

JLL, along with Box4 Real Estate, has also been appointed to handle the agency instruction for this development.

Joanna Gabrilatsou, regional head of planning at JLL, added: “This development is a great example of breathing new life into an underutilised space, with the planning allowing for a best-in-class logistics building.

“With immediate motorway access and significant internal storage capacity, the development has been designed to help potential occupiers get more out of their space.”
