First factory-built homes arrive at Wirral Waters

By next spring 30 new factory-built homes will be ready for occupation at Wirral Waters and the first units have arrived from the factory in the East Midlands. Tony McDonough reports

House by Urban’s Splash homes arrive at Wirral Waters

 

Homes built in an East Midlands factory have started arriving at Wirral Waters in a project that will eventually see 1,100 modular homes at the Birkenhead waterfront site.

Peel L&P, owner of the giant Wirral Waters site, has entered into a joint venture with North West developer Urban Splash at East Float which will deliver the first 30 homes ready for occupation by spring of next year.

Work began on preparing the site at East Float earlier this year and now the first factory-built homes, made using what is called modern methods of construction (MMC), have arrived. Called House by Urban Splash, the collection will form part of the wider Northbank neighbourhood at Wirral Waters.

Among them are the first ever Row House homes, a new product coming first to Merseyside. Designed by Liverpool-based architects shedkm, the brightly coloured Row House will feature a distinct red cladding and is a tribute to the Victorian mews.

They are available in three sizes, a two-bedroom, two-storey home, a three-bedroom, two-and-a-half storey home, with the luxury of a roof terrace, and the largest, a four-bedroom, three-storey home. Residents will also benefit from private terraces as well as communal gardens.

House by Urban’s Splash senior sales manager, Toby Brown, said: “We’re absolutely delighted to deliver our first brilliantly-designed, precision manufactured homes to this new neighbourhood – including our first ever Row House homes.

“We’ve never created our Row House homes anywhere before so this is a great opportunity for buyers on the Wirral to be early adopters and secure themselves a home completely different to anything else on the market.

“It’s a product that’s been created following our 30 years of experience of developing award-winning homes and workspaces – something we started doing in Liverpool in the early 1990s. We’ve since evolved our MMC portfolio with hundreds of homes now sold across the country.”

Other homes delivered this week include three-storey Town House homes which are also now on sale and offer open plan options, up to five bedrooms and home offices. There is a garden living option – a traditional layout with living spaces downstairs – or loft living – with bedrooms on the ground floor and open plan living areas upstairs. 

Prices start from £210,000 for a two-storey Row House home, while the Town House homes are priced from £345,000.

Future residents will also benefit from a new park next to East Float, as well as all the new amenities planned for Wirral Waters. This regeneration project is transforming the old Wirral docks into a thriving residential and commercial district, close to Birkenhead town centre.
