Liverpool charity acquires new HQ for £1.9m

Liverpool charity Local Solutions acquires building for £1.9m and will utilise it as a community hub with office space and apartments for vulnerable people. Tony McDonough reports

Local Solutions has acquired a new HQ at Boaler Street in Kensington

 

Liverpool charity Local Solutions has paid £1.9m for a 13,284 sq ft building in the Kensington area of the city that it will use as a new community hub and HQ.

Located on Boaler Street, the 13,284 sq ft property will be used as a new community anchor hub for the charity, integrating care services, housing support and “grassroots action” under one roof.

This deal was facilitated by property agents from Liverpool-based Keppie Massie. It supported Local Solutions in the successful sale of its previous premises on Scotland Road in 2024. This new site comprises office space and eight residential apartments.

Keppie Massie was instructed to support its search for new headquarters, providing guidance to secure a purpose-built office building that met budget constraints and the organisation’s commitment to being based within the communities it serves.

Local Solutions has three ‘big missions’: transforming social care, ending homelessness and empowering communities. Chief executive Tom Harrison said: “Boaler Street isn’t just a new building, it’s a statement about how we work.

“It’s about putting the local in Local Solutions – about creating the conditions where care, community, and creativity can flourish together.

“We know the answers don’t sit in institutions alone – they live in our neighbourhoods, in our carers, our young people, our volunteers, and our everyday changemakers.

“Boaler Street will be a home for that belief – a place where support feels personal, and where people feel they belong.”

Local Solutions was founded in 1974 and supports more than 37,000 people each year across Liverpool city region and North Wales.

Tim Garnett, head of commercial agency at Keppie Massie and chair of the Liverpool Office Agents Forum, said: “The office market is very challenging for occupiers, with limited supply and strong competition from both investors and other businesses.

“Using our detailed understanding of the local property landscape, we were able to help Local Solutions by identifying this opportunity early and acting decisively for a successful outcome.

“Occupiers are increasingly seeing value in properties that investors might overlook, and this deal represents a significant cost-saving.”
