Affordable housing provider Magenta Living has announced plans to deliver an additional 300 homes across Liverpool City Region, increasing its development target to 1,300 new homes by 2030.
The investment forms part of the organisation’s ambitious “Road to 2030” strategy, aimed at addressing growing demand for high-quality, affordable housing across the region.
Currently, 227 homes are under construction, with a further 200 expected to begin development by March 2027. Around 70% of the new homes will be delivered across the Wirral, with the remaining 30% located throughout other parts of the Liverpool City Region.
The announcement comes as Liverpool City Council sets out plans to raise housebuilding standards across the region, with a focus on sustainability, energy efficiency, and creating homes that better support local communities.
Magenta Living says it will play a key role in achieving these goals, as it is already committed to exploring new and innovative construction practices designed to reduce environmental impact while helping customers manage household energy costs.
Magenta are part of Liverpool City Region Housing Associations (LCHRA), a coalition of 23 housing providers across Merseyside, with a shared commitment to making a positive difference to the lives of customers in our communities by providing quality, affordable homes and empowering residents.
One of the most significant schemes will be at Sandbank Point in West Kirby, where Magenta Living will partnerwith developer Starship to deliver 14 homes using modern methods of construction designed to minimise disruption to neighbouring residents.
The project will also transform a long-derelict site back into active community use.
Additional developments planned across the Liverpool City Region include:
• Sandbank Point, West Kirby – 14 homes
• Three Sails Point, Widnes – 33 homes, following the successful completion of 60 homes in Phase One
• Brook Gardens, Moreton – 44 homes
• Lottie Gardens, Bebington – 46 homes
• Merse, Bromborough – 50 homes
• Brook Meadow, Sandymoor – 40 homes
Together, the developments will provide a mix of family housing and supported living accommodation, helping to meet a range of local housing needs across the region.

Paul McGrady, CFO of Magenta Living explains; “By listening to customers and partners, we’ve strengthened our ambition to deliver 1,300 new homes, responding directly to local housing need.
“Involving people early helps us plan better, build the right homes in the right places, and reduce the need for temporary housing. Our focus is on creating stable, supportive communities where people can build better futures, and these six projects demonstrate our commitment towards this.”
Cllr Paula Basnett, Leader of Wirral Council, said: “It’s incredibly rewarding to see Magenta delivering new housing across Wirral, providing the homes people in our borough need.
“I have made it clear I will work closely with our partners to ensure we meet the needs of our residents so it’s a pleasure to work with an organisation that puts such a strong focus on building high quality and energy efficient homes and supporting local communities.”
The ‘Road to 2030’ updated strategy also commits to customer satisfaction targets, improved operating margins and carbon reduction, cutting emissions by 18,000 tonnes.
Magenta Living’s target for social value investment is to double to £60million per year, after reaching its original target well ahead of schedule. It means more funding for community groups and their own support for local initiatives.
