Marks & Spencer signs 15-year lease at Liverpool Shopping Park, kick-starting a further £8m expansion of the complex. Tony McDonough reports
Liverpool Shopping Park’s final phase of expansion is set to go ahead after owners secured a 15-year lease with retail giant Marks & Spencer.
M&S Food was already a tenant at the park and has agreed to relocate to a larger 24,500 sq ft store. This will trigger the next and final phase of expansion for the park, taking total retail space to 277,000 sq ft.
First opening in 2017 close to Edge Lane just outside the city centre, Liverpool Shopping Park has been gradually expanding.
the most recent £11m phase completed in summer 2025 and added a further 71,000 sq ft. Electric car giant Tesla and food outlets Wagamama and Wingstop all signed up for space, with Tesla taking a 20,000 sq ft unit.
Now Derwent Estates, acting on behalf of the Albert Gubay Charitable Foundation, has submitted a planning application for this final 40,000 sq ft phase of development.
James Maule-Ffinch, asset management director at Derwent Estates, said: “This development is the final piece of the jigsaw for this extremely popular retail park.
“It will not only enhance the customer experience with an upsized high-quality anchor store in M&S Food store but also strengthen the overall tenant mix and complete the original masterplan for the scheme.
“We are proud to be delivering the concluding phase of a project that has already brought significant investment, jobs and best-in-class retail and leisure brands to the area.”
The Albert Gubay Charitable Foundation’s purpose is to fund projects run by registered charities in England, Wales, Isle of Man and Republic of Ireland. It also supports the Catholic Church and its associated registered charities. Albert Gubay created a business empire that was worth more than £700m.

Speaking about the new letting, Will Smith, M&S property director, aded: “The move to a site more than double the size of our existing store means we can offer even more trusted value, unbeatable quality, the latest product launches.
“Our colleagues would transfer across to the new store, and the move will help to create even more local jobs for the community.”
McMullen Real Estate and CSP are the retained letting agents for the remaining 15,500 sq ft of available space.
