A £7.5m project to create 34,000 sq foot grade A office space in Wirral Waters has secured a £3m grant from the Liverpool City Region Combined Authority.
Peel Land & Property’s Tower Road South development was granted planning consent in early July and the news of the cash injection from the Strategic Investment Fund (SIF) means the project can now go ahead – with the potential to create more than 100 jobs.
It will provide an incubator facility for fledgling entrepreneurs and the two upper floors will offer grade A office accommodation, including co-working space and larger 3,000-4,000 sq ft suites.
Once built, the Tower Road development will afford tenants waterside views across the East Float Dock and across to Liverpool’s skyline and will support the demand for quality work space among the region’s small business sector.
The design of the building will be in keeping with the £10.5m Wirral Metropolitan College building next door, which was recognised with a number of Royal Institute of British Architects (RIBA) architectural awards, as both buildings have been designed by Glenn Howells Architects.
Richard Mawdsley, development director for Wirral Waters at Peel L&P, said: “This funding is vital for the creation of a multi-million-pound business hub on Tower Road which will promote economic growth by bringing investment, jobs and prosperity to Wirral. SIF funding is a significant step forward to making this important project a reality.”
Wirral Waters, owned by Peel L&P is a multi-billion pound project to transform the 500-acre Birkenhead docklands into a mixed-use waterside city extension. This will create a distinct and flexible workspace providing opportunity for existing local businesses to grow and for new businesses to locate in the Wirral Waters Enterprise Zone.
Delivery of the masterplan is underway, with two developments now completed: Wirral Metropolitan College has moved into its £10.5m, RIBA Award-winning built environment campus, and the new 48,000 sq ft Tower Wharf building, which is now occupied by the Contact Company.
