True property gems in Sutton Kersh’s October auction

Sutton Kersh’s October auction will see more than 80 lots come on sale, including a number of stunning period properties.

The 29 October auction includes a stunning period property in one of Liverpool’s most desirable residential areas. Lot 55, previously owned by a housing association, is a detached period home set off Queens Drive, close to Calderstones Park and Allerton Road.

Currently the property has been converted into 10 self contained flats, but has planning permission to create seven luxury apartments and to build two, four bedroom new build properties within the grounds. With a guide price of £600,000, Sutton Kersh has already had numerous enquiries about the property, which offers a great investment opportunity for buyers.

Other period gems include Grade II property and local landmark, Woolton library. The vacant sandstone building, set in the heart of the Woolton Village conservation area, offers huge potential from redevelopment in its current class D1 use to possibly converting the building to become a residential property, subject to the necessary planning consents.

Other highlights include a number of terraced properties, with guide prices as little as £25,000 such as lot 61 a vacant two bedroomed middle terrace property off Smithdown Road, which, following a full upgrade and refurbishment scheme would be suitable for re-sale or investment purposes.

The auction also sees several exclusive city centre pads on sale, such as lot 23, a two bedroom flat in Liverpool’s Beetham Tower, with a guide price of £150,000. Set on the 19th floor and with stunning river and city views, the apartment is available for immediate occupation.

Commercial lots available include lot 33, six self contained ground floor retail units on Speke Road, close to Liverpool South Parkway, with a guide price of £350,000 – £375,000. Four units are currently let producing £49,975 per annum with a potential income of £63,375 when fully let. The properties benefit from security shutters, double glazed aluminium framed shop fronts and where occupied are fitted to a good standard.

In total Sutton Kersh is offering 86 lots, which offers plenty of choice for all types of buyers, according to the firm’s head of auctions Cathy Holt, who said:

“We have a really varied mix of lots for this auction, from terraced houses to exclusive city centre apartments and stunning period properties, all at guide prices to suit any budget.”
