Five Flexi-Office suites on the ground floor of Downing’s newly-refurbished Graeme House have been successfully let.
The Law Academy Ltd has taken four of the suites on a five year lease with no breaks, while Britannia International Supplies Ltd has one suite on a two year lease.
Downing has recently delivered a complete overhaul and upgrade of Graeme House, which created 32,249 sq ft of new flexible office space in the landmark city building. Current tenants include recruitment companies Reed and Blue Arrow, and national training provider for apprenticeships Aspire Achieve Advance Ltd, Work Solutions, Ingeus, and Remploy.
The recent lettings mean the mezzanine floor of the building is now fully let.
John Clegg, from Downing, said:
“We’re delighted to welcome Britannia International Supplies Ltd, the Law Academy Ltd to Graeme House. The Flexi Office model is a good one and remains very popular with businesses of all sizes. This, coupled with a refurbishment which has delivered a high-quality finish, means Graeme House continues to be a popular option for businesses looking for great office space in the heart of the city.”
Robin Ellis of Robin Ellis Property, who acted for the landlord, said:
“Downing has done a great job with Graeme House and it’s no surprise that the building is performing as well as it is, with more deals in the pipeline. This demonstrates a continued demand for the Flexi-Office offering which ticks all the boxes for all sorts of businesses. Occupiers particularly benefit from fixed inclusive costs without being lumbered by the extortionate rent fees some buildings levy.”
The Law Academy is a Liverpool based legal training company, accredited by the Chartered Institute of Legal Executives to deliver Level 3 and 6 Law Courses, and is the largest private class based provider in the country. Britannia International Supplies Ltd provides commodity services for clients in the shipping industry.
Graeme House comprises 90,000 sq ft and is located on Derby Square between Liverpool ONE, Queen Elizabeth Law Courts and Castle Street. Downing has appointed CBRE to market the building for sale, having recently completed a comprehensive refurbishment.
