Liverpool city region window and door maker Warwick North West’s pivot towards social and affordable housing hailed a success as revenues from the sector top £4m – one third of the firm’s total annual turnover. Tony McDonough reports
Bootle window and door manufacturer Warwick North West has seen revenues from the social housing sector double to more than £4m in just three years.
In December 2023 LBN reported how Warwick, which employs around 120 people at its factory close to the Port of Liverpool, saw developments in the social housing sector as key to accelerating its own growth.
That strategy, pushed forward by previous managing director, now chief executive, Greg Johnson, and continued by current managing director, Phil McDonald, has proved to be a standout success.
In the 2022/23 financial year social housing accounted for £2.1m of its annual revenues. In the most recent financial accounts, for the 12 months covering 2025/26, that figure has grown to £4.1m – around a third of Warwick’s total annual revenues.
Phil McDonald said: “Three years ago or so we saw how the social housing sector in the North West was beginning a new period of growth and we saw that as an excellent opportunity for Warwick.
“And that strategy has worked out really well. In the middle of that we also invested £1m in upgrading our production facilities and that has really been key in helping us to meet this rising demand.”

During the last three years Warwick has worked with a number of contractors on multiple affordable and social housing projects. They include Frank Rogers for Plus Dane and Peaks and Plains, Sovini for One Vision Housing, Avela Home Service for South Liverpool Housing, and Wellcare Construction for Prima Group Housing.
This year the firm has been working with contractors HMS and Holmpatrick, building on behalf of Torus Housing, on multiple supply and fit contracts.
“We don’t just supply the windows and doors and leave,” added Phil. “We get properly involved, and we make sure we’re speaking to everyone, including developers, agents and tenants, to really get a feel for what is needed.
“One area where we have the edge is in the high level of thermal efficiency of our windows and doors. At a time when fuel poverty is such an issue we can make a major contribution to lowering heating bills and that is a real selling point.”
