Wirral Waters to see another 50 modular homes

A joint venture between Peel L&P and House by Urban Splash has delivered 30 factory-built homes at Wirral Waters – now they have unveiled plans for another 50 as part of the £55m scheme. Tony McDonough reports

Peel L&P and House by Urban Splash will build another 50 modular homes at Wirral Waters

 

Peel L&P and House by Urban Splash have submitted for a further 50 factory-built modular homes at Wirral Waters – adding to the 30 already delivered.

Earlier this year the joint venture partners completed the installation of 30 homes at Northbank in just three months. Prices start from £210,000 for a two-storey Row House home, while the Town House homes are priced from £345,000.

Those houses, and the new ones announced this week, are built using what is called Modern Methods of Construction (MMC), which sees them engineered in the House by Urban Splash factory and then delivered to the site. The joint venture is planning a total of 351 homes in a £55m scheme.

Plans for the latest phase have been submitted to Wirral Council for approval. They will occupy the west side of the Grade II listed Grain Warehouses, mirroring the first 30 homes already on site and shortly to be completed to the east of Northbank. Planning applications for the final two phases are expected to be submitted next year.

This latest phase will include a mix of the Town House and Row House modular homes. Help to Buy support is available for purchasers. Each home is “sustainably designed”. It is claimed they are more than 50% more energy efficient than the average new-build home.

It is also claimed the Town House emits more than 20% less carbon than the aspirational target for best practice and has been created using sustainable timber, which emits more than 70% less carbon in its construction process than the average building, and over 50% less carbon than the best practice benchmark.

Richard Mawdsley, Peel L&P’s director of development for Wirral Waters, said: “Through our joint venture with House by Urban Splash, we are bringing the very latest in sustainable housing design and innovation to Wirral Waters.

“Following hot on the heels of the successful first phase, which is already taking shape along Northbank, this much-needed second phase of modular homes will mean we can further contribute to the shortfall in local housing, well away from any green belt land.”

This latest application steps up the already significant activity being seen at Wirral Waters. This year has already seen the completion of the 25,000 sq ft Hythe office building and work will soon start on a £130m project to build 500 new homes.

This summer Peel L&P will also start work on a a £9m, 70,000 sq ft logistics park with the £25m Maritime Knowledge Hub also in the pipeline.
