Developers Legacie and Nexus Residential unveil plans for £100m mixed-used property development, including 381 apartments, on the edge of Liverpool city centre. Tony McDonough reports
Developers Legacie and Nexus Residential are to transform a former tannery site on the edge of Liverpool city centre into a £100m mixed-used development.
They have unveiled their Soapworts scheme, located on the corner of Leeds Street and Scotland Road, which will comprise 381 apartments, gym, coffee shop and including EV charging stations.
To be built by Legacie’s construction arm, there will be a mix of one, two, and three-bedroom homes across multiple residential buildings. And there will be dedicated ‘relaxation zones’ for residents.
Legacie has delivered, and is delivering, multiple schemes in Liverpool and beyond. In August it completed its £90m Parliament Square development which comprises 500 apartments across four blocks in the Baltic Triangle.
It is currently working on One Park Lane, which will see the development of the historic Heap’s Mill Rice Factory. In August Nexus completed One Baltic Square, a 296-apartment scheme also in the Baltic Triangle.
Speaking about the Soapworks project, Legacie chief executive John Morley said: “Soapworks represents a major step forward in Liverpool’s regeneration.
“This project will not only deliver much-needed housing but will also be a vibrant hub with world-class amenities. We’re creating a space where residents can live, work, and thrive, while supporting Liverpool’s long-term growth and economic development.
“We are also looking forward to working with Liverpool City Council again. At its most recent developer forum, this part of the city centre was identified as having the potential to be a massive driver of investment.
Soapworks is expected to generate more than 200 jobs during construction, alongside a range of ongoing roles in retail, leisure, and site management. International sales agency, RWinvest, will oversee the off-plan sales of the development.
Michael Gledhill, managing director of Nexus, added: “Soapworks is more than just a place to live—it’s a community designed for the future.
“We’re creating a space that reflects Liverpool’s industrial heritage while positioning it as a forward-thinking, dynamic city.
“The world-class amenities on offer will set this project apart, and we are confident that Soapworks will play a key role in driving further investment into the Northern Quarter.”
