Work starts on a 220,000 sq ft Liverpool city region logistics scheme which forms part of a £30m development pipeline. Tony McDonough reports
DJL Construction and Linden Hill Capital have started work on Huyton 220, a 222,000 sq ft warehouse and distribution facility in Knowsley.
This the second scheme in a £30m pipeline of industrial and logistics developments in the North West. Preston-based DJL has been appointed by Linden Hill Capital to deliver Huyton 220 at Wilson Road in Huyton, within the Liverpool City Region Freeport zone.
This follows the completion in June 2026 of a new 30,000 sq ft northern removals hub for John Mason International at Stopgate Lane, close to Knowsley Business Park.
DJL is now on site with demolition due to begin in the coming weeks and completion targeted for autumn 2027.
Freeports are designated zones where normal tax and customs rules do not apply. These can be sea ports, airports or other hubs such as logistics sites. At a Freeport, imports can enter with simplified customs documentation and without paying tariffs.

The Huyton project forms part of DJL Construction’s growing portfolio of industrial and commercial developments across the North.

A spokesperson for Linden Hill Capital added: “Huyton 220 is quickly becoming one of the most carefully considered Big Box developments serving both the M57 and M62 corridors.
““With 18-metre internal eaves and a 65-metre-deep yard, the development has been designed as a high-throughput facility that can help occupiers operate more efficiently and reduce long-term costs.
Acting on behalf of Linden Hill Capital, JLL secured planning consent from Knowsley Council.
