Housebuilder Urban Splash has unveiled the first of its factory-built homes at Wirral Waters and says some will be available under the Help to Buy scheme. Tony McDonough reports
First-time buyers will have the chance to snap up factory-built modular homes at Wirral Waters with a number being offered under the Help to Buy scheme.
In a partnership with Wirral Waters owner Peel L&P, developer Urban Splash has unveiled the first modular homes being built at East Float, part of the multi-billion pound development on the Birkenhead waterfront.
Scheduled to be ready for occupation in the spring, the Row House and Town House collection will comprise 30 homes built at a factory in the East Midlands. They are the first of 350 homes planned for Wirral Waters.
Row House is available in three sizes; a two-bedroom, two-storey home, a three-bedroom, two-and-a-half storey home with the luxury of a roof terrace, and the largest, a four-bedroom, three-storey home. Residents will also benefit from private terraces as well as spacious communal gardens for their use and charging points for electric vehicles.

Customers looking to buy a Row House home will also now benefit from Help to Buy. This Government-backed scheme helps first-time buyers who need just a 5% deposit of the purchase price. On a two-bedroom Row House priced at £210,000, the deposit would be £10,500. Eligible buyers can apply for the scheme now.
Liverpool-based architectural studio shedkm designed the homes and director Ian Killick said: “We’ve been inspired by local aesthetics here – hence why they are clad in bright red-profiled metal.
“We also wanted to provide a contrast to the neighbouring Town House homes, while equally complementing both designs. The result is a colourful heart to the new East Float community that we’re extremely proud of.”
The Row House homes have been precision manufactured using Modern Methods of Construction (MMC) at the House by Urban Splash factory in the East Midlands, before being delivered to the Wirral by road.
Ian added: “This brand-new concept takes the idea of customer choice a step further than its Town House cousin. The size options are offered on an ‘any house on any plot’ principle – which is a superb offering for those looking for a new home that provides individuality from the very start.

Other homes available include the three-storey Town House homes which are now on sale and offer open plan options, up to five bedrooms and home offices. There is a garden living option – a traditional layout with living spaces downstairs – or loft living – with bedrooms on the ground floor and open plan living areas upstairs.
