Downing has signed the deal on its 100th Flexi-Office letting – welcoming Servoca Nursing & Care Ltd to Graeme House.
The healthcare recruitment agency is moving out of Downing’s Victoria House building and taking on two Flexi-Offices at Graeme House in the city centre, following sustained growth.
The letting marks a key milestone for Downing’s innovative Flexi-Office offering, which launched in the summer of 2012. The company has now let in excess of 50,000 sq ft of Flexi-Office space across its portfolio of landmark city buildings including No.1 Old Hall Street, Federation House, Graeme House, and the Grade II Listed Port of Liverpool Building on Liverpool’s World Heritage waterfront site.
Downing’s smallest deal to date has been a 110 sq ft let and the largest has been 4,545 sq ft. The company now only has a handful of Flexi-Office suites available across its portfolio and is starting progression on the development of the next phase of Flexi-Offices at Graeme House.

Downing’s all-inclusive Flexi-Offices are available across its portfolio of Flexi-Offices are available for upwards of one person for as little as one month. The package features inclusive monthly rents, and a standard short form lease that makes a potentially expensive and lengthy legal process unnecessary.
All Downing’s Flexi-Office lettings packages have a fixed all-inclusive monthly cost – which covers service charges, electricity, building insurance and rates, if required. This gives tenants a cap on all outgoings and total certainty on what they will have to pay for the duration of their lease; a popular and often essential option for start-ups or fast-growing SMEs.
Tenants can move in within as little as 24 hours of seeing an office they want, and can enjoy a building managed in-house by Downing.
