Downing reaches 100th flexi-office letting milestone
Downing has signed the deal on its 100th Flexi-Office letting – welcoming Servoca Nursing & Care Ltd to Graeme House.
The healthcare recruitment agency is moving out of Downing’s Victoria House building and taking on two Flexi-Offices at Graeme House in the city centre, following sustained growth.
The letting marks a key milestone for Downing’s innovative Flexi-Office offering, which launched in the summer of 2012. The company has now let in excess of 50,000 sq ft of Flexi-Office space across its portfolio of landmark city buildings including No.1 Old Hall Street, Federation House, Graeme House, and the Grade II Listed Port of Liverpool Building on Liverpool’s World Heritage waterfront site.
Downing’s smallest deal to date has been a 110 sq ft let and the largest has been 4,545 sq ft. The company now only has a handful of Flexi-Office suites available across its portfolio and is starting progression on the development of the next phase of Flexi-Offices at Graeme House.
Robin Ellis, Senior Agency Surveyor at Downing, said:
“Since Downing launched the Flexi-Office concept on the market in 2012, the market response has been excellent. We’ve seen a real appetite for this offering from businesses of all types, ranging from one man start-ups that want to be in well-located, prestigious buildings, to larger more established business that need an inclusive deal ASAP on straightforward flexible terms.
“Servoca has been a Flexi-Office tenant of Downing’s since September 2012 and it’s great to see the company growing and expanding – and like so many of our clients, they have been a real pleasure to deal with. Servoca’s growth follows a trend we’ve seen with a lot of our Flexi-Office tenants, who start off in smaller starter suites and move up to bigger offices as they expand. One of the great benefits of Flexi-Offices for growing businesses, is that tenants are able to get the layout they need by letting adjacent office suites, removing the need for expensive fit-out and dilapidations costs.
“It’s fantastic to see this growth, which is real evidence of the improving occupier market, and we’re very pleased to be supporting these dynamic businesses by helping them to seamlessly expand their premises in line with growth. We only have a handful of suites available and ready for immediate occupation as the rest are fully occupied, hence are about to go on site with the creation of next phase of Flexi-Offices at Graeme House.”
Debra Costello, from Servoca Nursing and Care Ltd, said:
“We’re delighted to be moving into our new offices at Graeme House. The building is in a fantastic central location and is rapidly becoming a hub of training, skills and recruitment specialists in the city, so it matches our requirements perfectly.
“This is an exciting chapter for the business and we’re very pleased to be continuing our relationship with Downing – Robin and the rest of Downing’s team have been excellent to deal with. Servoca is going from strength to strength and Downing’s Flexi-Office option has been a great fit for the business; allowing us to quickly and easily upscale our office space in line with growth. We’re looking forward to continuing to grow and develop the business from our new base.”
Downing’s all-inclusive Flexi-Offices are available across its portfolio of Flexi-Offices are available for upwards of one person for as little as one month. The package features inclusive monthly rents, and a standard short form lease that makes a potentially expensive and lengthy legal process unnecessary.
All Downing’s Flexi-Office lettings packages have a fixed all-inclusive monthly cost – which covers service charges, electricity, building insurance and rates, if required. This gives tenants a cap on all outgoings and total certainty on what they will have to pay for the duration of their lease; a popular and often essential option for start-ups or fast-growing SMEs.
Tenants can move in within as little as 24 hours of seeing an office they want, and can enjoy a building managed in-house by Downing.
