Factory-built houses soon to arrive in Anfield

Your Housing Group (YHG) has started work on a modular housing development in North Liverpool.

Located in Rockfield Road, close to Liverpool FC’s Anfield stadium, the development of seven factory-built two-bedroom homes for affordable rent is YHG’s first modular housing development.

The Warrington-based company says it signals the start of using more modern methods of construction to help meet the growing demand for quality, affordable homes. The development will be called Rockfield Mews.

They will be built off-site in Ilke’s factory and then transported to the site and positioned using cranes. This method of offsite fabrication allows for reduced construction programme time and less disturbance to the local community.

It also reduces construction waste on site. Engie are responsible for the preparation of the site infrastructure, foundations and external works associated. The development is due for completion in autumn 2020.

Brian Cronin, group chief executive of YHG, said: “This new development is another step forward in the incredible regeneration of Anfield, and a new beginning for YHG in delivering homes using modular construction methods. The modular homes will enable us to deliver quality homes in less time and drive efficiencies.”

Anfield Village is one component of the wider comprehensive Anfield Regeneration Project with investment estimated to be in the region of £260m, which could lead to the creation of 700 new jobs, 600 new and 600 refurbished properties, as well as a high street with new retail, leisure and community facilities, and an enhanced environment.

This development is being partly funded by Homes England. In May this year Homes England commissioned its own research study into modern methods of construction to drive innovation in the construction industry.

Mayor of Liverpool Joe Anderson added: “The regeneration of Anfield is one of the great success stories of the past decade – with thousands of lives transformed by a commitment to providing quality housing.

“It’s been delivered thanks to a fantastic public-private sector partnership that has worked very closely with the community to create a healthier environment in which to live, work and visit.”
