Freeport logistics site on the market for £8m

A 17-acre industrial site within the Liverpool City Region Freeport zone is on the market with a price tag of £8m.

Agents at Legat Owen are marketing the site off Ditton Road in Widnes which comprises 280,000 sq ft of space across 15 buildings. The biggest of these offers 40,000 sq ft and all of the buildings are vacant.

Close to existing logistics facilities at Gorsey Point and Lovells Way, offers are being invited for the freehold interest. SBM Management Consultants is overseeing the sale process which is being led by Mark Diaper and Sam Tarjomani at Legat Owen.

Sam, a director at Legat Owen said: “It is rare for a freehold of this scale to come to the market in the North West.

“The property is allocated as a primary employment land use within the Halton Delivery and Allocation (DALP) 2022 and has been an established industrial site since before the 1940s.”

“We are expecting a broad range of interest from a cross section of owner occupier businesses, investors, and industrial developers for the property’s next chapter.”

LCR Freeport went live in January 2023 with an initial £25m from the Government. Freeports are designated zones where normal tax and customs rules do not apply.

These can be airports or other hubs as well as maritime ports. At a Freeport, imports can enter with simplified customs documentation and without paying tariffs.

LCR Freeport’s primary customs sites are the Port of Liverpool in Seaforth and at Liverpool John Lennon Airport. It stretches to Port Salford at the other end of the Manchester ship canal.

There are also three tax zones – Wirral Waters, the £100m Parkside scheme in St Helens and the 3MG site. The Freeport will also encompass other industrial and logistics sites.
