Latest Sutton Kersh property auction saw houses in north Liverpool sell well in excess of their guide price as a record number of bidders spent £11m. Tony McDonough reports
Sutton Kersh is reporting £11m in sales from its latest Liverpool property auction, taking its total for the year so far to £24m from two auctions.
Since last spring, the company has been conducting its auctions via webinars due to the COVID-19 pandemic. However this has not deterred bidders and the live-streamed events are viewed by hundreds of people across the UK.
The latest event saw a record 600 registered bidders with 100 people alone bidding for the first of 119 lots on offer. This was a fire-damaged mid-terraced property in Anfield in North Liverpool. Despite having a guide price of £15,000 it sold for £81,000.
Lot 2 was, again, a mid-terraced property, this time in Walton. It sold for £70,500 which was £30,500 above its guide price. Total receipts were more than £11m with £3.8m of property being sold prior to auction.
Katie Donohue, auction valuer and business development manager at Sutton Kersh, said: “We are delighted with how our April auction has gone as we have sold over £11m worth of property.
“Selling 85% of lots offered demonstrates not only the strength of our team in sourcing and pricing the stock correctly alongside our vendors, but also our ability to attract the right buyers.”
After the strong start, the bidding was consistent and competitive throughout the auction with the majority of successful bids coming from phone bidders. Sutton Kersh’s next auction will be taking place on May 27.
This auction comprised a considerable number of residential properties, such as lot 23, a three-bed house in Huyton, which had a guide of £80,000 and sold for £116,500. Another property that attracted significant interest, both prior to auction and on the day, was lot 41, Mostyn Hall in Wavertree. This is an eight-bed home of multiple occupations and sold for £271,000, which was £86,000 above its guide price.
And the lots went way beyond Merseyside. A two-bed detached chalet-style bungalow in the popular area of Hayle in Cornwall attracted a lot of interest and had a guide price of £150,000, eventually selling for £191,000.
