Liverpool city region window and door maker Warwick North West is confident about its prospects for 2026 after delivering £10m of projects in 2025 with more in the pipeline. Tony McDonough reports
Bootle window and door maker Warwick North West says it will enter 2026 with good momentum after investing in capacity in 2025 and delivering projects worth £10m.
Warwick North West, which employs around 120 people, has invested more than £1m in production capacity over the last year or so as it looked to step up production of its products for its growing list of clients in the affordable homes and private development sector.
During 2025, Warwick delivered projects worth £10m after investment in new factory machinery enabled it to make more products more quickly and efficiently. This will make a significant contribution to its annual turnover.
That figure includes projects delivered through its commercial department, including new build housing for developers and housing associations, and its trade division, which includes smaller housebuilders and customers in the supply chain. Work across three further divisions will boost revenues further.
Warwick produces windows and doors with very high levels of thermal efficiency, exceeding current Government recommendations. That is attractive to housebuilders looking to meet net zero targets.
In early September the company announced a shake-up of its management team. This saw owner Greg Johnson move from managing director to chief executive. Phil McDonald, who began his career on the shop floor of the company in 1999, became the new managing director.
“I’ve been proud to take the operational helm of Warwick in what is a pivotal moment for the business,” Phil told LBN.
“A new emphasis on building homes in Merseyside and across the UK represents a fantastic opportunity for the company.”
In projects ranging in value from £3.3m to £16m, Warwick delivered windows and doors for builders including Frank Rogers, McGoff Construction, Young Homes, Sovini Construction, Urban Construction, Wellcare Construction and Holmpatrick Developments.
And the list also demonstrates how the company is growing its geographical footprint further across the North West.
One significant ongoing contract is the Lancots scheme for housing association Torus in St Helens. Warwick secured the contract to supply phase one which is 168 homes for shared ownership or affordable rent.
That is due for completion in late spring 2026 and Warwick has already won the deal with main developer Jigsaw to supply phase two, which will be a further 32 homes. Work on that is due to begin in March.
Government pledges to increase the level of UK housebuilding has sparked a new construction push among housing associations and local authorities and Warwick has been quick to spot the opportunity.
Phil added: “Greg started running the business in 2021 and has done an amazing job. He took annual revenues from around £5m a year to £12m with strategic changes and sound investment.
“Greg achieved all that in a tough economy, and while pressures have eased some of those headwinds remain. But we believe we have a business resilient enough to face ongoing challenges.
“As we enter 2026 Warwick is well placed to take advantage of the opportunities that come from increased investment into new homes, especially in the affordable and social home end of the market.
“Right on our doorstep work is set to begin on the New Town in the corridor between north Liverpool and Bootle. That is 10,000 new homes that will have a transformational impact on the local area.”
