Work starts on Merseyside apartments scheme

Developer Integritas Property Group starts work on a new Merseyside residential development in a former office building close to the Port of Liverpool. Tony McDonough reports

Copper Box in Waterloo will comprise 27 apartments across six floors

 

Developer Integritas Property Group (IPG) has started work on a new residential development in Waterloo.

Located on Crosby Road North, close to the Port of Liverpool, Copper Box will comprise 27 apartments across six floors. It is is located next to a job centre just a few minutes walk away from Waterloo train station and a number of shops, bars and restaurants.

IPG paid £1m for the former office building. The developer says the development will bring an anticipated 6.5% net rental yield for investors. It will offer one, two and three-bedroom apartments.

Managing director Mitchell Walsh said: “With lower entry levels in the North West, and strong rental demand, the region looks set to continue to go from strength to strength.

“Residents can expect a high standard of finish at Copper Box, with allocated parking, bicycle storage and well-kept communal gardens, all of which will make it a perfect place to escape the city.”

In September 2022 LBN reported that IPG had broken ground on a £41.5m residential development close to Liverpool city centre. It is called Bastion and is located in Naylor Street in Vauxhall.

The first phase, Bastion Point, will see the delivery of 67 one and two-bedroom apartments for rent. It is due for completion in autumn 2023.

IPG is leading the scheme with Van Elle and Melbrooke Services subcontracted under an enabling works package to carry out the augured piling work and groundworks respectively.
