Affordable housing provider Magenta Living says it will start work in the next few weeks on a £9.4m 158-home development in Liverpool city region. Tony McDonough reports
Magenta Living is to begin building 158 new homes at an affordable development close to the River Mersey in the next few weeks.
Comprising a mix of affordable rent, shared ownership and rent to buy, Three Sails Point in Widnes will be delivered in partnership with Seddon Housing Partnerships. It is scheduled for completion in early 2026.
Set to start on site in the next few weeks, phase one will see the completion of 60 existing plots. A further 98 plots in phase two are anticipated to be part of the ongoing development and will include the demolition of several existing structures.
Homes England is providing grant funding for the scheme. Ian Thomson, executive director of assets and development at Wirral-based Magenta, said: “Working with Seddon will bring a wealth of experience and commitment to excellence.
“Our vision is to open doors to homes full of love and communities full of life. We really want to create spaces where families can flourish.
“Together, we are poised to deliver not just houses, but homes that will serve as the foundation for vibrant, thriving communities in Widnes.”
This construction project will create a number of job opportunities. Peter Jackson, managing director of Seddon, added: “It was important to Seddon, based upon the relationship with the Magenta team, to help restart this development.

“We have been involved for some time carefully assessing the existing works and planning with our supply to ensure we complete in line with the Homes England deadline for funding which is a key milestone for our Partners.”
As construction gets underway in the coming weeks, Magenta Living and Seddon say they are committed to keeping the community informed and engaged throughout the process. Updates will be shared regularly.
This development had stalled in 2022 when the lead contractor collapsed.
