Developer Seybourne acquires a 12-acre site in Liverpool city region and reveals plans to build a 225,000 sq ft industrial scheme. Tony McDonough reports

Industrial developer Seybourne says it aims to build a 225,000 sq ft industrial development in Liverpool city region to meet growing demand for logistics space.
Seybourne has exchanged contracts to acquire a 12-acres site in Runcorn with direct links to the A557 Weston Point Expressway. It has submitted a planning application to Halton Council.
This project, called The Pavilions, will comprise two warehouse / distribution buildings which the developer claims will be net zero. They will offer 50m deep yards, dock levellers and “substantial power availability”.
Each of the two faculties will be designed and constructed to BREEAM Excellent and an EPC Rating of ‘A’.
This latest development follows Seybourne’s construction of 245,000 sq ft across three new build units at Image Business Park in Knowsley. Construction at Runcorn is expected to start in January 2026 with completion in early autumn.

Seybourne’s Peter Taylor said: “This planning application is a major milestone towards delivering grade A warehousing in a key North West market.
“This development will present a best in class scheme where demand remains buoyant and with very little development of this scale in the last few years for Runcorn.
“Our professional team has worked over the past two years preparing the application in consultation with Halton Council who have been helpful throughout.”
