Grade II-listed Orleans House in Liverpool is being converted into 71 apartments

A luxury apartment development in a former office building in the heart of Liverpool’s commercial district is close to completion.

Grade II-listed Orleans House, on the corner of Edmund Street and Bixteth Street, is being converted into 71 apartments.

Formerly a warehouse for the nearby Cotton Exchange and until recently used as offices, the scheme will offer on-site concierge and open-plan living.

Forman, head of sales and marketing for the developer, Delph Property Group, said, “As a historic building within the heart of Liverpool’s central commercial district, Orleans House provides a unique redevelopment opportunity.

“We have seen growing demand for residential property within this part of Liverpool city centre and have already received strong interest in the building as it offers the potential for a strong rental yield of up to 7% and excellent capital growth.”

The six-storey building will provide high specification fittings, including fully fitted kitchens with integrated appliances, built-in wardrobes to master bedrooms and secure parking.

Offering studio apartments from £95,000, one-bedroom apartments from £135,0000 and two-bedroom apartments from £170,000, a show apartment will be available to view from March 17.

Delph acquired the building last year from Manchester commercial property firm, Bruntwood.
