A developer owned by Home Bargains billionaire Tom Morris is seeking public views on a proposed £10m mixed-used development in the Baltic Triangle in Liverpool. Tony McDonough reports

People are being asked to offer their views on a £10m mixed-use development in Liverpool’s Baltic Triangle that will see the refurbishment of a three-storey warehouse.
Davos Property Developments, a subsidiary of Liverpool-based TJ Morris which operates the Home Bargains retail chain, has revealed plans for the project which is located in Blundell Street and has been designed by architects at Falconer Chester Hall (FCH).
This warehouse will be refurbished and linked via a bridge to a larger new-build development on the neighbouring plot. It will comprise 59 apartments and three ground-floor commercial units totalling 37,000 sq ft.
FCH is proposing a design that will see the development rise in a single step from five storeys at the junction with Simpson Street to seven storeys on Blundell Street, then back down to three to the existing warehouse.
Built in 1916, the warehouse was previously home to the Lantern Theatre, with the neighbouring site currently used for surface car parking.
Project architect Robert Brym said: “We’ve taken the thoughtful detailing on the 1916 warehouse as a guide for its new neighbour. The recessed brickwork, fenestration and balconies all pay homage to the street’s industrial vernacular whilst providing residents with open and airy homes.”
The development is now available for the public to view on Liverpool City Council’s planning portal (application 25F/0719) and, should planning permission be secured, the developer hopes to start on site by the end of the year, with a 20-month build period.
In the residential element there will be 27 one-bed apartments, 30 two-bed units, plus two larger penthouse units of two beds each. Three commercial units will animate the ground floor frontages on Blundell Street and Simpson Street.
TJ Morris is owned by retail tycoon Tom Morris. He and his family are reported to have amassed a £6bn fortune through the growth of Home Bargains.


Mr Morris is also behind the £1bn King Edward scheme close to Liverpool waterfront and the commercial district. It will include a cluster of 10 residential towers and a hotel. The main tower will exceed 60 storeys, the tallest in the city’s history.
