Record £7m revenues for Liverpool developer

Liverpool residential and hotel developer Edwards Winters Developments reports record revenues of £7m after taking on multiple new schemes. Tony McDonough reports

Edwards Winters Developments (EW Developments) says it has generated a record £7m of revenues in 2023 thanks to its pipeline of projects.

In late 2022 EW, owned by James Winters and Rob Edwards, invested £500,000 into its second hotel venture in the city, Phoenix Pods, on Vauxhall Road. This followed on from its earlier delivery of The Phoenix Hotel in Kirkdale.

At the end of last year the pair reported they had a £3m pipeline of work. They have since completed the transformation of a church in Wavertree and a £1m housing project on Pilgrim Street in Liverpool city centre.

The have also taken on a further church redevelopment in Waterloo, as well as sites in Southport, West Derby and Parliament Street. It now expected revenues to grow further in 2024.

Launched in 2017, EW Developments was created by James, founder of electrical engineering company M-Tech, and Rob, structural engineer and director of R&R Design Services.

They joined forces to transform an abandoned bar in north Liverpool into the luxury Phoenix Hotel, which has proven popular with football fans due to its close proximity to both Anfield and Goodison Park.

Willow Smith, pop star and daughter of Hollywood legend Will Smith, also booked out the entire hotel during a stay in Liverpool.

The firm has since been enlisted to work on several conservation developments, including two churches. It has overseen the transformation of the 136-year-old Our Lady of Good Help church in Wavertree into luxury apartments.

James said: “This has been another record breaking year for EW Developments as we continue to grow from strength to strength.

“Our first job outside of The Phoenix was a £15,000 single storey extension in Litherland. Three years later, we are announcing £7m in revenue. It really is testament to the ambition, hard work and expertise of the firm.

“We have another exciting pipeline of work in 2024, with some incredibly unique projects which EW Developments are excited to announce.”
