Developer Redsun completes first phase of 70,000 sq ft development in Wirral to include a self-storage facility and a drive-through Starbucks and fast food chain Wendy’s. Tony McDonough reports
Redsun Projects has completed the first phase of a 70,000 sq ft development at the Croft Retail Park in Bromborough in Wirral.
Located next to the A41 New Chester Road, the scheme is a mixed-use development. The first phase, which has taken 10 months to build, includes a 24,000 sq ft Lok’nStore self-storage facility and four trade counter units.
Lok’nStore has acquired its unit from Redsun and the developer is in discussions with a single occupier to take a lease of all four of the trade counter units. Caddick Construction was the main contractor on the project and the architect was Fletcher Rae.
Gastronomy Properties has purchased part of the site to deliver two drive-through units to be operated under their UK franchise agreement as a Starbucks café and a Wendy’s fast-food restaurant.
The site will also include some EV provision. Planning consent is already granted for these parts of the development and construction will start imminently. Work on a further 30,000 sq ft of trade counter units will begin later this year.
This development was backed by a £5.2m loan from Merseyside Pension Fund. Redsun director Nick Wightman said: “We are pleased to deliver this high-quality development on time and on budget, a major testament to the design and construction team.
“The exceptional standard of the scheme no doubt contributed to us securing such high-profile occupiers as the Starbucks and Wendy’s brands and Lok’nStore prior to the works being completed.
“We are already talking to businesses that are interested in taking space on the second and final phase on the site, which we hope to be on-site with shortly.”

Langton Development Services, Link Engineering and KGA made up the rest of the project delivery team. Redsun was represented by B8 Real Estate and Legat Owen.
Ian Gill, property director at Gastronomy Properties, added: “This site is a key strategic location for the expansion of our existing Starbucks portfolio and will enhance our presence in Wirral.
“Through our development and property vehicle, Gastronomy Properties and assisted by HSBC, we are able to purchase sites such as this for development for our own occupation and supporting operators.”
