Redsun Projects is to build Hub50 at Knowsley Business Park

 

Council planners have given consent to a £7.5m 50,000 sq ft industrial scheme in Liverpool city region.

In July 2023 Redsun Projects submitted a planning application to Knowsley Council to build a a warehouse at Knowsley Business Park called Hub50. Now the application has been approved by Knowsley Council’s planning department via delegated powers.

This will be the second phase of Redsun’s Knowsley Hub development. Phase one, a 36,000 sq ft trade counter scheme, completed at the end of 2022.

It fully let with tenants including Howdens Joinery and SCIS. The four-acre site for the second phase is being acquired from Knowsley Council as was the first phase which sits on a three-acre site.

This latest unit will include service yards, 97 car park spaces, cycle and waste storage, landscaping, and a widened existing access point off Gale Road at Knowsley Business Park.

Ground floor level will be used for warehouse space with the first floor being set aside for office accommodation.

Nick Wightman, director at Redsun, said: “With phase one of this development now fully let, the strong interest in this strategic site speaks for itself. We’re pleased have the continued backing of the local planning authority and look forward to bringing Hub50 to life speculatively.”

Redsun will appoint a contractor imminently, with an expected start date later in Q3 2024. The project team includes AEW, Link Engineering, Langton Development Services and KGA. B8 and Cushman & Wakefield are joint letting gents for the scheme.

In October 2023 Redsun started work on a 70,000 sq ft mixed-use development at the Croft Retail Park in Bromborough.

Funded by a £5.2m loan from Merseyside Pension Fund, the scheme will comprise two drive-through cafes / restaurants to be delivered by Gastronomy Food UK, four trade counter units and a self-storage facility which is being sold to LokNStore.

Caddick Construction is the main contractor and the first phase is due to be completed by June this year. A further phase of development will come forward at a later date.
