Sciontec AI lets 5,000 sq ft at The Spine to university

Sciontec AI expands its serviced office space beyond 20,000 sq ft at the £35m The Spine in Paddington Village in Liverpool and lets 5,000 sq ft to the University of Liverpool. Tony McDonough reports

Sciontec AI has secured a new 5,000 sq ft letting at The Spine in Paddington Village to the University of Liverpool.

It now means that Sciontec AI now operates more than 20,000 sq ft across three floors of the £35m building in Liverpool’s Knowledge Quarter. 70,000 sq ft of the 14-floor, 155,000 sq ft building is occupied by the Royal College of Physicians.

Sciontec is a joint venture between Liverpool City Council, Liverpool John Moores University, the University of Liverpool and Manchester property firm Bruntwood. It is also the owner and operator of nearby Liverpool Science Park.

It has secured a number of lettings under the Sciontec AI serviced office brand. In May LBN reported that digital business bank Cashplus had agreed to take accommodation at the site and create 150 new jobs.

Other tenants include LYVA Labs, The Pandemic Institute, Morgan Sindall, Ki Partnerships, AHR, Marks & Clerk, MyCardium AI, Survey Hut, KQ Liverpool, HIVE Projects, DataTalon Consulting and The Tree Council.

In May a city council report expressed concern that property agents CBRE and Knight Frank were struggling to attract tenants to the building.

This latest letting to the University of Liverpool will see the provision of a further 75 private workstations, breakout spaces, a private kitchenette, phone booths and four glass meeting rooms.
