Smith and Sons offers lots totalling £4m at latest Wirral auction

Wirral property auction house Smith and Sons is offering 22 lots at its next event with a total value of around £4m.

Being held at the Village Hotel in Bromborough at 2pm on Wednesday, December 4, the Smith and Sons auction will be the firm’s final one of 2019. It includes houses in need of refurbishment, residential building land and high-yielding investments.

A detached house at Farr Hall Drive in Heswall, guided at £550,000 to £600,000, enjoys extensive views over the Dee Estuary and has planning either for extension to the existing building or for demolition and a complete rebuild of an executive detached house.

Also of interest to developers will be farm land in Bidston Village where there are substantial sandstone barns with permission to convert to six large houses. There is also additional land for future development subject to obtaining planning consent. A five-bedroom detached property in Hoylake is “ripe for upgrade or conversion” and is guided at £280,000 to  £310,000

And a single building plot in Gallopers Lane, Thingwall has planning for one detached four-bedroomed home offered at a guide price of £90,000 to £110,000.

Chris Johnson, auctioneer at Smith and Sons, said: “There are some fairly chunky sites and properties available for those with higher budgets. Each presents a fantastic opportunity to either develop or build, realising potentially strong returns on any investment.”

There are also a number of smaller houses for refurbishment throughout Wirral and Liverpool offering potential to refurbish and sell on or create good investment yields. He added: “There really is something for everyone at this auction.

“We’ve already begun viewings and are anticipating strong interest and high levels of activity through November, during the build-up to the auction at the beginning of December.”
