Town centre SME hub secures five new deals

An SME business hub in Warrington secures five new deals with tenants as occupancy level remains above 90%. Tony McDonough reports

Warrington SME hub The Base has secured five new deals – three new lettings and two leas renewals – with occupancy level above 90%.

Located in Dallam Lane, The Base willl welcome energy infrastructure specialist SPL Powerlines, biofuels and clean energy company SEFG and health-tech provider Alertacall as its new tenants.

Those agreements follow lease renewals with existing tenants Constructsys, which specialises in enterprise AI systems, and economic development consultancy Mickledore.

Collectively, the deals total 3,000 sq ft and each comes with an all-inclusive rent, which building operator Langtree says is popular because it provides occupiers with certainty.

“In a time of cost uncertainty bosses want to fix their total occupancy costs, so wrapping them up in a single price makes sense,” says Alison Handley, business development manager for building manager Langtree.

The Base is owned by Warrington & Co, the council’s private sector-led economic development arm. Units offer mega-fast broadband access and facilities including state-of-the-art meeting rooms and a comprehensive business support service.

Alison added: “We’ve curated a really lively eco-system in the building, with tenants inter-trading so that they ‘grow from within.”

Eleanor Blackburn, head of inclusive economy at Warrington Council, said with interest high in the remaining units, the building is demonstrating the resilience of Warrington’s economy.

She explained: “We set out to provide a home where we could help incubate not just the next generation of entrepreneurs, but also businesses involved in cutting-edge technology.

“The Base has helped develop new facets to Warrington’s economy that will stand the town in good stead into the future.”
