Commercial agents at Hitchcock Wright & Partners have been enlisted by a private client to sell 41, 42 and 43 Hamilton Square in Birkenhead which total 7,995 sq ft. Tony McDonough reports
Three adjoining properties in Birkenhead’s historic Grade I-listed Hamilton Square are on the market for a total guide price of £800,000.
Commercial agents at Hitchcock Wright & Partners (HWP) have been enlisted by a private client to sell 41, 42 and 43 Hamilton Square which total 7,995 sq ft.
The terraces are currently occupied by a number of businesses including D2i Systems, First Connection, Jones Kinvig Lawyers and FSP Northern Architects, producing a combined rental income of £35,900 a year.
However, the period properties could also be purchased as a redevelopment opportunity for alternative use as residential apartments, serviced apartments or hotel (subject to planning), according to HWP.
A partner at the firm, Brian Ricketts, said: “This represents a rare opportunity to acquire three adjoining properties that have been in the same ownership for more than 70 years.
The terrace of freehold period properties are currently occupied and generating a healthy rental income, offering an excellent investment opportunity for a prospective purchaser.
“In addition, the properties also offer future potential for alternative uses, such as transforming them into apartments or a hotel.”
Hamilton Square is the largest Grade I-listed Victorian square outside of London. It contains 62 Grade I-listed buildings as well as the former Grade II-listed Birkenhead Town Hall.
The houses were designed by the Scottish architect James Gillespie Graham, famous for his work in Edinburgh New Town.
