Your Housing Group (YHG) has awarded a £29m contract to build 158 affordable homes at a Merseyside development to Countryside Partnerships.

This mix of one-bedroom apartments and two, three and four-bedroom houses at Halsnead Garden Village in Whiston, Knowsley, will be available in shared ownership, rent to buy, and affordable rent tenures. It is scheduled for completion in spring 2026.

To be classed as affordable a home has to have a price tag or rent set at no more than 80% of local market rates.

Halsnead Garden Village is part of a wider mixed-used development being built around the former Cronton Colliery. It will eventually comprise 1,600 new homes, around 1m sq ft of commercial and industrial space and a new 28-hectare country park.

Commercial developer Tritax Symmetry has already completed a 161,000 sq ft distribution facility for courier firm Yodel at the site. More industrial units are in the pipeline.

Lorraine Donnelly, development director for YHG, said: “The garden village principles with community facilities and green spaces are very much in line with our vision to not just deliver quality homes, but to unlock affordable living and build thriving communities.

“Thank you to Knowsley Council and Homes England for their support in this project and showing true partnership working.”

This development will be funded through YHG’s strategic partnership with Homes England. It was announced as one of the government Housing Agency’s strategic partners in January 2019, receiving £87.5m of funding.

Gemma Hardy, managing director of Countryside Partnerships Merseyside and Cheshire West, added: “YHG is a valued partner and we’re very pleased to be working with them at Halsnead Garden Village, bringing much needed affordable housing to the area.

“The new development will help to make a significant contribution to the area’s affordable housing supply, becoming an important part of the wider Garden Village.”
