Work to start this year on 198-home development

Developer Integritas Property Group says work on a multi-million pound 198-home development in Liverpool will begin this year – part of its £150m pipeline. Tony McDonough reports

Integritas Property Group (IPG) will start work on a 198-home development in Liverpool in the final quarter of 2024.

Portside Place will be a buy-to-let scheme located on Sefton Street just south of the city centre. A mix of one and two-bedroom apartments across two blocks, IPG claims the project will offer anticipated rental returns of 6.35%.

It adds that residents of Portside Place will have access to a host of amenities, from landscaped gardens and communal spaces to a fitness facility and secure parking.

In early May IPG told LBN it intended to double the number of completed properties in its portfolio by 2028 with a total development value of £150m. It said it is set to complete 422 residential units this year.

If work does start on Portside Place towards the end of this year it is expected it will be completed by the second quarter of 2026. Big Red Construction is the main contractor with architectural design by NC Architects.

“I think people are now really switched on to the amazing communities we have across the region, and investors continue to show a strong commitment to helping the North West compete on the world stage.

In February it finished its £3.7m Copper Box office-to-residential conversion in Crosby Road North in Waterloo. It comprises 27 new apartments across six floors.

In late 2022 the developer broke ground on the £41.5m Bastion Point in Naylor Street in Vauxhall. This will see the delivery of 67 one and two-bedroom apartments for rent. In September 2023 IPG secured a £5m loan to complete the project.
