Mersey Container Services has taken a 63,415 sq ft unit at Liver Industrial Estate in Aintree.

Acting on behalf of estate owner iBox, property agents at LM6 secured the letting at Unit C. The deal was delivered through the proactive asset management programme led by M7 Real Estate. It is the fourth transaction on the estate in the past 18 months.

It means the site has now reached 100% occupancy following a coordinated programme of refurbishment, targeted marketing, and “hands‑on management”.

Unit C  was the largest void in the iBox national portfolio and followed an early surrender of the previous occupiers lease, dilapidations settlement and a subsequent agreement to lease secured during a refurbishment programme.

Anthony O’Keefe, director at agents LM6, said: “Despite challenging headwinds and a general stasis in the wider market, this latest lease demonstrates the benefits of a robust estate strategy combined with delivery at a local level.

“Liverpool has long been a preferred destination for occupiers seeking well‑specified, flexible industrial accommodation.”

The ongoing investment programme led by iBox and executed by M7 has further elevated the estate’s profile, ensuring it aligns with modern occupier requirements seeking transport connectivity, strong labour catchment, and proximity to the Port of Liverpool and the wider North West logistics network.

The letting of Unit C7 follows three earlier deals completed in quick succession, collectively demonstrating the estate’s strong performance and the effectiveness of the asset managers’ approach.
