Property investor acquires 67,000 sq ft Liverpool city region industrial estate in deal worth £6m. Tony McDonough reports

Property investor Potter Space has acquired the 67,000 sq ft Senator Point industrial estate in Knowsley for £6m.

This multi-let four-unit estate is located within the larger Knowsley Industrial Park. Its most notable tenant is Clarke Energy, a £470m-turnover global gas-powered generator supplier.

Leeds-based Potter Space said the acquisition “represents a high‑quality, income‑producing investment that aligns with its long-term priorities”. It forms part of a new strategy to acquire further industrial and logistics assets across the north of England.

Jason Rockett, managing director at Potter Space, said: “Senator Point is a well‑located, modern estate in one of the North West’s most established industrial parks.

“With 600 businesses located on the industrial park, it employs more than 10,000 people making it one of the largest employment hubs in the North West and a major driver of the local economy.

“As demonstrated by our established presence in Knowsley – reinforcing our commitment to the park – this acquisition is just the start of our long-term strategy to develop our existing sites, as well as line up more acquisitions and partnerships.

“Where we identify opportunities like this to enhance value – quality, modern assets in prime locations – we’ll pursue them.”

The investment reflects the company’s ongoing commitment to the sub-100,000 sq ft industrial and logistics market. Research by Potter Space, in partnership with Savills, highlights the importance of this sector to the UK economy.

It reveals that 95% of industrial and logistics units are sub-100,000 sq ft, yet national demand has been suppressed by 35% over the past decade due to a lack of available space.

The acquisition was led by Richard Bousfield, property director at Potter Space, advised by Metis Real Estate Advisors. The unnamed vendor was represented by Mason Owen.
