CBRE seeks tenants for £75m office scheme

Agents at CBRE begin marketing 82,320 sq ft of grade A office space at £75m scheme in Birkenhead which is due for completion this autumn. Tony McDonough reports

Wirral Growth Company is building two office buildings in Birkenhead

 

CBRE is looking for tenants to fill two office buildings in the centre of Birkenhead which are due for completion in autumn this year.

Wirral Growth Company, a partnership between Wirral Council and Muse, started work on the two buildings in early 2022. Funded by Canada Life to the tune of £75m, the project comprises 147,767 sq ft of office space.

Wirral Council will occupy 65,447 sq ft of Building One, leaving part ground and the whole of the first floor available extending to 24,144 sq ft. Building Two, comprising 58,176 sq ft of office space is also available.

They will provide column-free floor plates from 12,500 to 19,400 sq ft and include air conditioning, metal tiled suspended ceiling and LED lighting. There will be floor to ceiling glazed elevations, showers and cycle hub facilities.

Neil Kirkham, senior director at CBRE in Liverpool, said: “The scheme will be the only new build office completed in the Liverpool city region this year and will provide the quality of product that is missing and in high demand in the market currently.

“These are exciting times for Birkenhead, following developments at Wirral Waters, together with the numerous projects Wirral Council is delivering within its Birkenhead 2040 vision.

“These include Dock Branch Park, Hind Street Urban Garden Village and further commercial district development such as a new ‘repositioned’ Birkenhead Market.

“Birkenhead has not seen a speculative office scheme in the town centre for 20 years. We are therefore fully anticipating these buildings are going to satisfy a lot of pent up demand for space in the market.”

Birkenhead is now stealing a march on Liverpool’s commercial district which has not seen any new grade A office space built in a decade. And LBN reported in March that there is little sign of that changing.
