Developer secures consent for 147,000 sq ft project

Network Space Developments (NSD) has secured planning consent to build two new units totalling 147,000 sq ft at Alchemy Business Park in Knowsley.

Planners have given the go-ahead for the scheme that will see the construction of the units, comprising 105,000 sq ft and 42,000 sq ft. They are phase two of the Element development within Alchemy. 

NSD has previously delivered more than 200,000 sq ft of industrial and logistics space at Alchemy across several phases, at Platinum Court and Element.

And in March LBN reported the company had sold a 10-acre plot within Alchemy to Marchmont Investment Management for £7m. Six acres of that plot is occupied by e-commerce giant Amazon and Marchmont is keen to develop the remaining four.

The first phase of Element is also now the headquarters and dealership for eStar Truck and Van, the Mercedes-Benz commercial vehicle franchise for the North West and North Wales. Element Phase 1 was sold to CBRE Investment Management in 2022.

These latest two units being built by NSD will incorporate office space and more than 200 parking spaces between them.

NSD senior development manager Simon Eaton, said: “We are delighted to have secured planning permission for this final phase, Element Phase 2 @ Alchemy.

“This has been a real success story for the North West, attracting global businesses to the region, alongside long-term investment that has created hundreds of jobs and supply chain opportunities.

“We are confident there will be significant interest in the last two units which are available immediately for pre-let and design and build opportunities, with both units being deliverable within 12 months of agreements being in place.”

Alchemy Business Park is in a prominent location with direct frontage and access on to the A580 East Lancs Road and less than a mile Junction 4 of the M57. B8 and CBRE have been appointed as joint letting agents for the new units.
