Developers unveil plans for 250,000 sq ft of space

With a 135,000 sq ft Liverpool city region commercial development close to completion, Barnfield Construction and Morley Estates unveil plans for a further 250,000 sq ft of space. Tony McDonough reports

Barnfield Construction and Morley Estates are planning to build a further 250,000 sq ft of warehouse space in St Helens as its latest scheme nears completion.

Morley managing director Oliver Morley says he is in “deep discussions” with a potential occupier for its 135,000 sq ft warehouse, manufacturing and office development at Haydock Green which is almost finished.

This facility, at the intersection of the M6 motorway and the A580 (East Lancs Road), will be “the highest spec and best located mid-size commercial building in the North West”, the developers claim.

Oliver said: “We are deep into discussions with a prospective occupier for the new building, which will be completed next month. Barnfield Construction have done an incredible job ensuring the delivery of this stunning building ahead of schedule.

“We are therefore delighted to be announcing a partnership with them to develop the subsequent phases of the land at Haydock Green for more than 250,000 sq ft of prime commercial space, and hopefully other prospective sites. 

“We have a strong team, with the finance in place to deliver the development and employment that St Helens needs.”

He added that while the logistics market was an important one they were also keen to develop space to meet an “important unmet demand for smaller and mid-size units for SMEs and local businesses.

“We know from our own experience that there is a shortage of high quality smaller commercial and industrial space in this area, and this has been validated by a market analysis that we have commissioned,” explained Oliver.

“We are also aware from our dialogue with St Helens Council that there is a strong desire to diversify the economy and employment profile of the town as the basis for future prosperity.”
