Downing welcomes Work Solutions to Graeme House

Welfare to Work provider Work Solutions is the latest arrival at Downing’s Graeme House building on Derby Square.

The not-for-profit organisation, which delivers skills, employment and recruitment services to employers and individuals, has taken on a 2,450 sq ft newly created Flexi-Office suite on a four year lease.

It joins other occupiers at the building including recruiters Ingeus, Blue Arrow and Remploy.

As part of its bespoke Flexi-Office package, Downing created a custom sized office for the business, dividing the large open plan second floor wing to create the suite and communal kitchen, tailored to the business’ needs.

Robin Ellis, senior agency surveyor at Downing, said:

Downing Flexi-Offices

Downing is witnessing strong demand for its suites at Graeme House and is currently in advanced talks with a number of other occupiers which should result in over 10,000 sq ft of additional space being let. The developer is also working to deliver a range of new speculative Flexi-Offices at the building, from 170 sq ft and upwards. These will complement the other Flexi-Offices available across the City Centre, all of which are perfect for businesses ranging from one person up to a 100-strong workforce, and working out as little as £25 per person per week.

Downing has created Flexi-Offices to fill the gap between fully serviced offices, with their add-on services and costs, and the traditional leasing of a suite. Flexi-Offices are available for upwards of one person for as little as one month. The Flexi-Offices package features inclusive monthly rents, and a standard short form lease that makes a potentially expensive and lengthy legal process unnecessary – a popular and often essential option for start-ups or fast-growing SMEs.

Tenants can move in within as little as 24 hours of seeing an office they want, and can enjoy a building managed in-house by Downing, one of Liverpool’s largest commercial landlords. Tenants are also able to get the layout they need by letting adjacent office suites, removing the need for expensive fit-out and dilapidations costs.
