Landmark 25,000 sq ft office building close to Wirral waterfront is now fully let after being acquired by Wirral Council in 2025 for £5m. Tony McDonough reports

A new letting at The Hythe office building in Wirral Waters means the 25,000 sq ft landmark development is now fully let.

Property giant Peel completed The Hythe in Tower Road in 2021 with £8.5m investment from Merseyside Pension Fund and a further £3m in gap funding from Liverpool City Region Combined Authority.

In April 2025 Wirral Council acquired a 250-year leasehold on the building for £5m under a longstanding agreement with Peel. The successful letting of this final unit, to Aslan Labs Management, means the entire building is now income-generating for the authority.

Constructed using low-carbon building techniques, the three-storey Hythe was designed as “a catalyst for investment, enterprise and economic growth” within Wirral Waters.

At the time of acquisition in 2025, the upper floors were fully let, with only the ground floor office space remaining vacant. Leader of Wirral Council, Cllr Paula Basnett, said: “The Hythe reaching full occupancy is a significant milestone for both Wirral Council and Wirral Waters.
