Luxury homes builder Blueoak Estates says fresh Government support for first-time buyers is good news for the new homes sector.

Blueoak Estates, which is based in Chester, specialises in creating luxury homes developments across Wirral and Cheshire. It has posted its annual accounts on Companies House for the 12 months to December 31, 2025.

They show a 14% rise in revenues to £18.5m but a 15% fall in pre-tax profits to £879,236. Managing director Iain MacLean said the company had delivered “positive financial results” despite a “very challenging market nationally”.

He added the company’s current development pipeline was worth £71.8m over the next three years in a combination of live, secured and identified projects.

Recently completed projects include The Links which comprises 10 apartments on Meols Drive in Hoylake offering views across the Dee Estuary and Liverpool Bay, costing from £820,000 per unit.

Its live projects include phase two its £14m redevelopment of the site of the former West Kirby fire station, which closed in 2016. Phase one, Station House, comprises 18 apartments and is completed. Phase two, Brigade House, will offer 14 apartments.

The company is also converting two 1970s former bank buildings in Chester city centre into 176 apartments, in a £38m project.

Iain also: “Macro-economic conditions throughout the reporting period and beyond have seen the UK housing market negatively impacted by cost-of-living inflation, rising interest rates and general economic uncertainties.”

But, he added: “It is encouraging to see the Government announce its new Your First Home scheme, an equity loan initiative for first time buyers purchasing new build homes. Following the withdrawal of Help to Buy, a demand-side stimulus of this kind should provide meaningful support to the industry.”

Iain MacLean and Susana MacLean are the biggest shareholders in Blueoak holding more than 50% but less than 75% of the business via a vehicle called Westminster Park Holdings. A number of other investors own shares through Macodape Investments. They all shares dividends of £363,000.
