The auction, being held at 2pm on Wednesday, December 7, at the Village Hotel in Bromborough, offers a number of investment, refurbishment and development opportunities. Tony McDonough reports.
Birkenhead property firm Smith and Sons will offer 33 lots at its final auction of 2016.
The auction, being held at 2pm on Wednesday, December 7, at the Village Hotel in Bromborough, offers a number of investment, refurbishment and development opportunities.
Houses in need of refurbishment include a three-bedroom detached house in Gills Lane, Barnston set in a semi-rural position with large gardens.
Similar opportunities in Singleton Avenue and Waterpark Road, both in Prenton and a four-bedroom house in Harland Road, Birkenhead are expected to attract interest from developers and investors.
Chris Johnson, auctioneer at Smith and Sons, said: “Large houses in good areas such as these with huge scope to develop and add value always prove popular at auction with developers quick to realise the potential.”
Other homes, which would benefit from some upgrading include Rocklands, a six-bedroom detached home in Hoylake which is ready for occupation as well as Hazeldene Way, Thingwall, a three-bedroom semi-detached house needing some general decoration.
Two properties with extensive views across the river – a three bedroomed duplex apartment in Priory Wharf, Birkenhead and a first floor flat at The Esplanade would make ideal first time homes, according to Mr Johnson
He added: “As ever, there really is something for everyone at this auction, from those looking for that starter home to investors keen to add to their portfolios.
“There are a number of residential investments both in single units, flats and houses in multiple occupation.
“Some of these produce yields in excess of 16% and bearing in mind the likelihood of ongoing low interest rates, are great investment opportunities.”
Commercial property includes a refurbished office suite opposite Hamilton Square Station in Bridge Street which is ready for immediate occupation.
Development land in Moreton has planning consent for 10 houses has been granted with an alternative scheme having been prepared for 24 apartments.
There is also a detached building and coach house in Birkenhead which has planning permission for five flats with enclosed car parking.
