Two residential schemes at Liverpool’s Princes Dock worth £76m win planning approval

Peel Land and Property’s £21m Plaza 1821, being built for the Regenda Group, and Your Housing Group’s £55m Hive City Docks both secured planning consent. Tony McDonough reports

City planners have given the go-ahead to two major residential developments in Liverpool’s Princes Dock.

Peel Land and Property’s £21m Plaza 1821, being built for the Regenda Group, and Your Housing Group’s £55m Hive City Docks both secured planning consent.

The schemes are next to a third planned 34-storey residential tower by Moda Living known as the Lexington, valued at £82m.

The developments form part of Peel Group’s £5.5bn Liverpool Waters scheme.

Residents living in an existent adjacent apartment block in Princes Dock had expressed concerns about their right to light and obstructed views.

Peel Land and Property will now press ahead with Plaza 1821 which will house 105 one and two-bedroom apartments

Plaza 1821, designed by Manchester architectural practice Hodder+Partners, is named after the year Princes Dock opened and will be a private rental sector (PRS) development, the first of its kind for Peel Land and Property.

It will be managed by Redwing Living, a Liverpool-based property company which is a subsidiary of the Regenda Group.

Neil Baumber, development director for residential at Peel Land and Property, said: “This is the first PRS project where Peel Land and Property will be acting as the developer of the new apartment project.

“Our vision is to create a waterfront for the world, bringing life back to the historic docklands, and this announcement brings us closer to achieving that ambition.”

‘Iconic development’

Hive City Docks, will comprise of 31-storeys and will house 278 apartments with amenities including a restaurant on the top floor.

John Cogbill, chief operating officer at Your Housing Group, added: “Hive City Docks will be an iconic development which complements the spectacular setting.

“The building has been designed to meet the needs of today’s rental market with world class facilities including around the clock concierge services, in-apartment technologies and a premium rooftop restaurant.”
