Developer seeks £6m for two Liverpool resi sites

Liverpool developer Nextdom is seeking £6m for two sites just north of the city centre that offer planning consent for 435 new homes in an £83m scheme. Tony McDonough reports

Liverpool developer Nextdom has appointed agents from Eddisons to find buyers for two plots close to the city’s waterfront.

In July 2023 Nextdom secured planning consent to build 435 apartments on the two plots in an £83m scheme. However, Liverpool council planners insisted the original height of the project be reduced before they gave the green light.

In April 2022, the developer submitted a planning application to build two blocks, comprising 550 apartments, on Pall Mall to the north of the city’s commercial district. One block would have risen to 17 storeys while the other to 10 storeys.

However, following discussions with city council planning officers it was announced block A would rise from six to ten storeys, providing 294 apartments, and block B, with a curved frontage, would offer 141 apartments across seven storeys. Architects at Falconer Chester Hall have designed the scheme.

Now Nextdom is looking to cash in on the strong demand for city living by offering another developer the opportunity to make the scheme a reality. It has put a price tag of £6m on the freehold interest of the two plots and has asked Eddisons to find a buyer.

Completion of Everton FC’s new £750m stadium at Bramley-Moore Dock, coupled with strong demand for homes in and around the city centre, has transformed the north docklands into a development hotspot.

“There is a great deal of developer interest in the area, alongside policy momentum from the city council. Now is a good time to bring the site to market and we have already received a number of interesting enquiries,” Nextdom owner Gerry O’Brien told Place Northwest.

Located on the corner of Chadwick Street and Pall Mall, the development would include 12,400 sq ft of ground-floor commercial and retail space, with parking for 130 cars and a bike space for each apartment.

It will offer 196 one-bed apartments, with 239 two-bed homes and there will be 18,200 sq ft of amenity space between the rear facades of the buildings at podium level.
